VISTA TASIK CONDOMINIUM @ BANDAR SRI PERMAISURI KL
Vista Tasik Condominiums (“VTC”) is a low rise, low density residential condominium development by Lien Hoe. With just 350 units in residential blocks rising no higher than 5 storeys, this cosy, shady retreat located in Bandar Sri Permaisuri exudes a resort like feel, just 15 minutes from Kuala Lumpur.
It is about 5-10 minutes by car from the Cheras Star LRT stop. It is about 10 minutes away from UKM Hospital, KL Football Stadium and Tasik Permaisuri lake/garden.
The Certificate of Completion and Compliance for VTC was handed about 7 years ago.
VTC is a family occupied development consisting of 350 units. The development is well landscaped with a 25 meters long pool which includes a sizeable wading pool, a squash court, a gym and community hall and a play ground.
VTC is mainly occupied by mid to high income families. This is evident by the vehicles, consisting of several BMW 6 series, Lexus, VWs (to name a few) parked in the allotted parking bays.
There are 2 designs namely:-
Lake View
A1 – 1223 square feet – 3 bedrooms and 2 baths
A2 – 1205 square feet – 3 bedrooms and 2 baths
Garden View
B1 – 957 square feet – 3 bedrooms and 2 baths
B2 – 1003 square feet – 3 bedrooms and 2 baths
The condominium is only 5 stories high and has a lift on every block.
It is patrolled by security guards around the clock.
VTC is extremely well kept and it is mainly occupied by families.
Concerns
There is only 1 car park bay per unit. Visitors or the 2nd family car would have to park outside VTC along the road. There is no designated parking bay outside VTC. There are reports of “break in” to the cars parked outside VTC. Probably drug addicts trying to rip of the car radio system, smart TAG or hunting for small change.
There is also the issue of morning traffic jam heading towards KL/PJ. However during weekends, the traffic is rather good and getting to Megamall is quite pleasant. As VTC is situated near to KL, and if you use Loke Yew road to go to KL, you start your jam relatively close to KL. It is a tolerable pain.
Good
The lifts, pool area and common grounds are very well maintained. Everything is in resort style condition, and there is constantly a security guard in sight. This is a good sign for Condominium. VTC is mainly occupied by families who purchased their unit to live in. As such the place is also kept clean by the resident owners, over and above the cleaning maintenance. I assume that the maintenance fee for VT is paid on time. Rubbish collection, cleaning of the common areas and facilities are always on time.
The ambience which hits you when you enter VTC is that it is a safe haven. It is well landscaped and every unit has a view of either the lake or a beautifully landscaped shaded garden. Children can be seen playing in the wading pool or the playground with their hassle free parents watching contentedly or catching up on their newspaper reading.
VTC is relatively quiet except for the happy voices of children playing in the evening.
The pool is clean, the garden is green and the development is rather spacious.

Guard vista tasik nowadays are lousy....especially none-malaysia. Did not respect residents. We paid but receive lousy and stuckup service from time
